Nobody knows what market rent is

Priced high, it sits and goes stale. Priced low, you’ve locked in five years of below-market income and damaged the building’s value. We tell you what the market is actually paying before anyone picks a

You can't fund the tenant improvements

The TI allowance is often what decides which building a tenant picks. If capital is the constraint rather than demand, that is a financing problem being mistaken for a leasing problem. If you’d rather trade than lease, the same production goes to work on a sale: full media, an offering memorandum, outreach to our database and the investment brokerage community, and a stated offer deadline so buyers bid against each other rather than against you.

Start with a written valuation

A Broker Opinion of Value: our number, and the reasoning that produced it. We weigh recent sales, the income the property throws off, replacement cost and what buyers are currently paying in your submarket, then tell you what we think it will trade for and why. Free and no obligation. Owners use it for estate and refinance planning as often as for selling.

Occupied or vacant, we'll model both

Investors pay for income, owner-users pay for possession and sometimes pay more. Which buyer pool you’re selling into changes the price and the timeline, so we run the numbers before we pick a strategy.

The buyer's lender is your risk

Your sale is only as certain as their financing, and you usually find out it wasn’t in week six. We vet the debt as hard as we vet the buyer, and where it helps, KEYZ Capital, our capital division, can arrange it.

You may not need to sell at all

If you’re selling because you need liquidity, a refinance or a cash-out can free capital while you keep the asset and the income. We’ll show you both sets of numbers. Losing a listing to a refinance is a good outcome if it was the right one for you.

1031, planned before you accept

45 days to identify and 180 days to close, both running from the day your sale closes and both capped by your return due date. We start identifying replacement property before you’re in escrow. We’re not tax advisors; your CPA and QI run the compliance.

What does this cost me?

A commission on the signed lease, paid on execution, agreed in writing in the listing agreement before anything
starts. The media production above is included at no separate charge.

Usually, and you should let us. Finding the building is the easy part; what it costs you over five years is decided in the negotiation that comes next, and that’s the part you’d otherwise do alone against the landlord’s broker. One condition: call us before you tour it or fill in a form on a listing site. Once another agent has registered you on the property, your options narrow and we may not be able to represent you on it.

Sixty to a hundred and twenty days from first tour to keys is typical, depending on the build-out and the permitting. Restaurants and medical run longer. We’ll give you a real calendar in the first week.

Depends on your entity. Sole traders, partnerships and corporations each get asked for a different package: generally tax returns, bank statements and a credit report. We’ll send the exact list and put it together so you present well.

Then let’s negotiate the renewal properly. A renewal where you never looked at the alternatives isn’t a negotiation. It’s an acceptance, and landlords price it that way. Having us quietly test the market is often the cheapest leverage you’ll ever buy.
