Lease it, or sell it.
Either way, stop waiting
for the phone to ring.
We market Southern California commercial property with professional photography, video, Matterport 3D, drone and a dedicated property website, then push it to CoStar, LoopNet and Crexi with paid placement. Then we answer the phone. Whether you’re filling a vacancy or taking the building to market, it’s the same machine pointed at a different outcome.

You own the building.
You shouldn't have to chase your own broker for an update.
Maybe you’re opening your first location. Maybe you’ve outgrown the one you’re in.
Maybe your term is up in nine months and you’ve just realized you have no idea whether your rent is fair.
Vacancy is the most expensive thing in your building. It should be somebody’s full-time problem.
Four reasons, and only one of them is the market
Nobody knows it's available
A listing on one site with three phone photos isn’t marketing, it’s filing. If the space isn’t being pushed to tenants and to the brokers who represent them, you’re waiting for luck.
The phone doesn't get answered
A commercial tenant calls about a space once. Voicemail and they call the next listing. We work to answer the same hour, and we tell you how many enquiries came in whether the number is good or not.
Nobody knows what market rent is
Priced high, it sits and goes stale. Priced low, you’ve locked in five years of below-market income and damaged the building’s value. We tell you what the market is actually paying before anyone picks a
number.
You can't fund the tenant improvements
There's no reporting, so there's no diagnosis
Asking rates aren’t market rates. We’ll show you where an offer sits against comparable deals nearby, so you know whether a number is a price or an opening position.
We market property like a marketing company
We will tell you your price is wrong
An agent who agrees with whatever number you say is an agent planning to be
unemployed in six months. If the rent is optimistic, you’ll hear it from us at the start, with
the reasoning, rather than after nine months of silence.
A written rent opinion, with the reasoning. No obligation and no listing agreement
required.
One offer is not a market
If you’d rather trade than lease, the same production goes to work on a sale: full media, an offering memorandum, outreach to our database and the investment brokerage community, and a stated offer deadline so buyers bid against each other rather than against you.
Start with a written valuation
A Broker Opinion of Value: our number, and the reasoning that produced it. We weigh recent sales, the income the property throws off, replacement cost and what buyers are currently paying in your submarket, then tell you what we think it will trade for and why. Free and no obligation. Owners use it for estate and refinance planning as often as for selling.
Occupied or vacant, we'll model both
Investors pay for income, owner-users pay for possession and sometimes pay more. Which buyer pool you’re selling into changes the price and the timeline, so we run the numbers before we pick a strategy.
The buyer's lender is your risk
You may not need to sell at all
If you’re selling because you need liquidity, a refinance or a cash-out can free capital while you keep the asset and the income. We’ll show you both sets of numbers. Losing a listing to a refinance is a good outcome if it was the right one for you.
1031, planned before you accept
45 days to identify and 180 days to close, both running from the day your sale closes and both capped by your return due date. We start identifying replacement property before you’re in escrow. We’re not tax advisors; your CPA and QI run the compliance.
She rang for a number. She left with a sale.
Three parcels on South Street in Artesia, tenanted and not on the market. Jackie called to find out what they were worth, and we took care of everything from there.
The call
Monday. She wanted market value and nothing else. Sale comps, a full valuation package and the zoning map were with her the next day, free, with no listing agreement in place.
Why she chose us
She already held an independent appraisal and a package from a national brokerage. We earned the listing on the work rather than the pitch, and signed it twenty-eight days after her first call.
The market
Full marketing from day one: signage installed, photography and video shot, with title and environmental ordered inside a week. The first offer arrived in thirty-four days, with three separate parties working the property, so the pricing conversation happened between buyers.
Outcome
Escrow closed on 28 February 2024 with the tenant in place throughout. We kept Jackie updated by phone at every turn, right through to closing, and she sent us a review the very next morning.
“I was amazed at how he dealt with the tenant while the property was for sale and going through escrow.”
Jason Keyz was the BEST broker I’ve ever had! He went above and beyond what was expected of him. He sold a commercial piece of property for me in just a few months. I was thrilled with the price he sold it for. He has a great strategy when it comes to marketing property. Jason and his team took care of everything for me. They were quick and efficient. You can’t find a more honest, knowledgeable, and hard-working guy than Jason. He was always available to answer my calls. He is AMAZING! The sale of the property could not have gone any better.

The ones we get asked
What does this cost me?
A commission on the signed lease, paid on execution, agreed in writing in the listing agreement before anything
starts. The media production above is included at no separate charge.
I already have an agent.
Usually, and you should let us. Finding the building is the easy part; what it costs you over five years is decided in the negotiation that comes next, and that’s the part you’d otherwise do alone against the landlord’s broker. One condition: call us before you tour it or fill in a form on a listing site. Once another agent has registered you on the property, your options narrow and we may not be able to represent you on it.
Will you tell me if my price is wrong?
Sixty to a hundred and twenty days from first tour to keys is typical, depending on the build-out and the permitting. Restaurants and medical run longer. We’ll give you a real calendar in the first week.
What if I'd rather sell than lease?
Depends on your entity. Sole traders, partnerships and corporations each get asked for a different package: generally tax returns, bank statements and a credit report. We’ll send the exact list and put it together so you present well.
How do you vet a tenant?
Then let’s negotiate the renewal properly. A renewal where you never looked at the alternatives isn’t a negotiation. It’s an acceptance, and landlords price it that way. Having us quietly test the market is often the cheapest leverage you’ll ever buy.
What if the tenant wants improvements I can't fund?
Los Angeles, Orange County and the Inland Empire are where most of our tenant work sits, but we also run searches across the Coachella Valley, the Imperial Valley and parts of Central California. Tell us where you need to be and let us tell you whether we can do it; that call costs you nothing and takes ten minutes. On the rare requirement genuinely outside our reach, we’ll say so and introduce you to a broker we know.

What should your space be worth?
Attach it below with a line about your business. We’ll read the business terms, tell you what we’d push back on, and come back to you within one business day.

Commercial real estate looks completely different depending on which side of the table you’re on.
